ACCOMMODATION POLICY
To ensure a smooth stay and to prevent misunderstandings, Guests are kindly asked to read the Rivazzurra Luxury Villa Accommodation Policy carefully.
This is the standard accommodation policy that applies to all reservations made directly with Rivazzurra Luxury Villa. Reservations arranged through tour operators, travel agencies, or other Partners are also subject to the policies agreed between Rivazzurra and those Partners. If there is any inconsistency between this Accommodation Policy and the policy agreed with a Partner, the agreed Partner policy will prevail over this document for that specific reservation.
By confirming a reservation, the Guest fully and unconditionally acknowledges and accepts all terms and conditions set out in this Accommodation Policy.
Interpretation
For the purposes of this Accommodation Policy, the following terms have the meanings set out below, unless the context clearly requires otherwise:
- “Host”: Includes the property owner, joint owners, the host, or any other person appointed by the owner to manage, let, or represent the Property.
- “We”, “Our”, “Us”: Alternative references to the Host.
- “Rivazzurra Luxury Villa”: Refers either to the Property itself or, depending on the context, to the business operated by the Host.
- “Accommodation”, “Property”, “Rental”, “Rivazzurra”, “Villa”, “Rivazzurra Villa”: Alternative terms used for Rivazzurra Luxury Villa.
- “You”, “Guest”, “Guests”: The person or persons renting or occupying the Accommodation under a reservation.
- “Partner”: Any travel agency, tour operator, business, or individual authorized to make reservations at the Villa on behalf of Guests.
- “Website”: The official Rivazzurra Luxury Villa website, currently located at rivazzurra.gr.
- “Accommodation Policy”, “Rental Agreement”, “Property Policies”: This document, including all its terms and conditions, as amended from time to time.
Reservation Confirmation
To confirm a booking, an advance payment equal to 30% of the total reservation amount is required. This advance payment must be made by bank transfer or credit card, unless a different arrangement has been expressly agreed.
Important Notes
- The Guest must always provide their full legal name when making any reservation deposit.
- The Guest must notify Rivazzurra Luxury Villa by email of any deposit made, as soon as possible.
- A reservation is considered confirmed only once the Guest has received an email confirmation that includes the deposit confirmation and an attached reservation voucher.
- The remaining balance of the reservation must be paid no later than upon arrival.
- Once a reservation has been confirmed, it will not be affected by any subsequent change in prices.

Arrival & Departure
Check-in & Check-out
Rivazzurra Luxury Villa is carefully prepared prior to each Guest’s arrival. To assist with this, Guests are kindly requested to inform the Host of their scheduled arrival time and to provide a reachable mobile phone number.
- Check-in time: Not earlier than 3:00 p.m. (local time)
- Check-out time: Not later than 11:00 a.m. (local time)
On the day of arrival, the Guest may access the Property any time after the designated check-in time. On the day of departure, the Guest is kindly asked to vacate the Villa by the designated check-out time so that the Property can be cleaned and prepared for incoming Guests.
An earlier check-in and/or later check-out may be possible if the Villa is available, but only with the prior consent of the Host. Additional charges may apply.
Arrival
In case of flight delays or any travel disruptions, the Guest should contact the Host by telephone at the earliest opportunity.
Upon arrival, Guests are required to present a copy of their ID card or passport to the Host. If the Host needs to retain Guest details for record-keeping, they must take a photograph of the documents on the spot and immediately return the originals to the Guest.
Departure
Guests departing on early flights or ferries are requested to settle any outstanding balances no later than the day before departure.
To accommodate arriving Guests, current Guests are kindly asked to vacate the Villa by the designated check-out time.
If the Guest wishes to extend their stay, they must contact the Host at least one day before their expected departure date and time. Any early arrival or late departure remains subject to Villa availability.
Payment
The remaining accommodation balance (i.e., the total amount minus the reservation advance payment) must be paid by the Guest upon arrival or within twenty-four (24) hours of the Guest’s arrival time.
At present, the only accepted method of payment for the outstanding balance is cash.
Guests agree that they remain liable for the settlement of all charges and bills related to their stay, including those that may not bear their signature.
For reservations made through Partners, the outstanding balance must be settled at least thirty (30) days before the Guest’s arrival, unless an alternative arrangement has been agreed in writing between the Host and the Partner.
Early Arrivals & Late Departures
Additional fees may apply for early check-in or late check-out.
- Use of the Villa beyond the designated check-out time will be charged at 50% of the daily rate.
- If the Villa is used after 6:00 p.m. (local time) on the day of departure, the full daily rate will be charged.
Guests who arrive after the confirmed check-in date or depart before the confirmed check-out date will be charged according to the original confirmed reservation dates, and not according to the actual dates stayed, in cases of late arrival or early departure.
If a Guest’s flight or cruise departs later in the day, they may, after checking out, leave their luggage in a safe area at Rivazzurra Luxury Villa free of charge.
Early check-in and late check-out are always subject to Villa availability.
Cancellation Policy
If the Guest cancels a reservation, the full amount of the Advance Payment is refundable up to sixty (60) days before the confirmed Arrival Date. After this point, the full Advance Payment, as well as any additional payments made, become strictly non-refundable. If a cancellation is made on the confirmed Arrival Date, or in the case of a no-show, late arrival, or early departure, the entire reservation amount will be charged.
In the rare event that Rivazzurra Luxury Villa must cancel a confirmed reservation due to unforeseen circumstances—such as property damage, natural disasters, or other situations causing forced unavailability of the Property (force majeure)—the Host may, at their discretion, either cancel the reservation or relocate the Guests to another available accommodation of equal or higher standard in the wider area, if such an option exists.
If the reservation is cancelled for such reasons, the Host will issue a voucher equal in value to the amount already paid by the Guest, which can be used for a future stay. The Host cannot be held liable for any indirect or consequential losses arising from such a cancellation (including, without limitation, travel costs, additional charges, or other related expenses), and no such claims will be accepted.
Breakage Deposit
The Guest is responsible for any damage to, or removal or destruction of, items in or around the Property, including but not limited to plants, outdoor areas, and external structures. Guests are expected to treat the Villa and its contents with care and respect. All Villa items—including, but not limited to, linen and decorative or ornamental objects—must remain inside the Villa.
A Breakage Deposit is a sum of money provided by the Guest as security against potential damage to the Property. Rivazzurra Luxury Villa reserves the right to request and collect a Breakage Deposit when deemed appropriate.
On the day of arrival, Guests are requested to inspect the Villa and promptly report any existing issues or minor damages to the Host.
On the day of departure, the Guest must invite the Host to inspect all areas of the Villa and all equipment in the Guest’s presence. The Host will check the Property, its surroundings, and all equipment for damage. If no damage is found, the full Breakage Deposit will be returned to the Guest within two (2) days of the Guest’s confirmed departure date.
If a Guest causes damage to the Villa, whether intentionally or accidentally, the Guest will be required to compensate the Host for the full cost of the damage. If the Host discovers any such damage to the Property, Property surroundings, or equipment, the cost of repair or replacement will be deducted from the Breakage Deposit. If the cost of repair or replacement exceeds the amount of the Breakage Deposit, the Breakage Deposit will be retained in full and the Guest will be charged for the additional amount.
The Property must be left in a reasonably tidy and clean condition. If the Villa is left excessively dirty or in a state of disorder, an extra cleaning fee may be deducted from the Breakage Deposit.
Where no Breakage Deposit has been collected, any damage assessed at more than fifty (50) EUR may be required to be paid by the Guest before departure. Any unreported damages may be charged to the Guest’s credit card or, if this is not possible, pursued subsequently through legal action against the Guest.

During the Stay
Guests are kindly requested to take good care of the Villa and all surrounding areas.
Guests are expected to conserve water and energy. Please turn off taps, lights, gas, fans, stoves, air-conditioners, water heaters, televisions, and any other electrical appliances when they are not needed or when you leave the Villa. Water is especially scarce on the Greek islands; use it responsibly and avoid unnecessary waste.
In the event of a power cut, please ensure that no appliances or kitchen stoves are left on, as this may create a fire risk.
Air-conditioners should not be left running without need, for example while Guests are away from the Villa. The units can cool rooms in less than five minutes after being switched on. For best performance and faster cooling, use the air-conditioners only with windows and doors closed. Do not place towels, clothes, or any other items on the air-conditioning units.
Please make sure all doors and windows are properly closed when you are not at the Property.
If you plan to be away from the Villa for more than two (2) days, please inform the Host in advance.
Do not dispose of paper or any other objects in the toilets. Use the bins provided for all such waste.
Guests are not allowed to alter the set-up or décor of the house (including the placement of furniture) without the prior consent of the Host. Indoor furnishings must remain indoors, and outdoor furnishings must remain outdoors.
The Host reserves the right to enter the Property for inspection purposes with reasonable prior notice to the Guest. Support staff (such as cleaners, gardeners, pool technicians, etc.) may enter the Property at pre-agreed times. The Host may enter the Accommodation without prior notice if there is a reasonable belief that the Villa or its Guests are in danger, or if there is reason to suspect a violation of the Property rules.
Children
Children are welcome at the Villa. All children count towards the maximum occupancy limit of the Property.
One infant (up to 3 years old) may stay free of charge in a baby cot, which can be provided upon request.
Number of Guests & Facilities Usage
Only registered Guests are allowed to stay in the Villa. All appliances and facilities of the Property are intended for the exclusive use of registered Guests.
No more than the number of persons agreed at the time of Reservation may stay in the Villa or use its facilities. If additional persons, or persons who are not registered as Guests, are found on the Property at any time without the explicit consent of the Host, the Host may, at their discretion:
- charge additional fees, or
- terminate the reservation and require immediate vacation of the Accommodation without any refund.
Smoking
Smoking is strictly prohibited inside the Villa.
Guests are responsible for any damage caused by smoking, including but not limited to fire, stains, burns, odors, or the presence of cigarette waste. If the no‑smoking policy is violated, the Guest may be required to leave the Villa immediately or may be removed, and in such cases will lose any right to a refund of unused Rental Fees.
Guests who breach the no‑smoking policy will also be charged an additional cleaning fee.
Pets
Pets are not allowed in or on the Villa premises.
Guests are not permitted to bring any pets to the Property without prior consent and written approval from the Host. The Guest is liable for all damage caused by any pet they bring.
If the Guest violates the pet policy, the Host may charge an additional cleaning fee, terminate the rental agreement without any refund, or impose extra charges as deemed appropriate.
Safety & Insurance Issues
Guests are responsible for arranging their own insurance coverage for risks such as theft, personal accidents, trip cancellation, and similar events.
Guests must use common sense and caution to avoid endangering the integrity of the Property or exposing it to fire, explosives, or flammable or pressurized materials (including, for example, scuba tanks, oxygen bottles, and liquefied gas bottles). If such damage occurs, Guests will be held legally responsible, and charges may be pursued in accordance with Greek law.
Guests are strongly advised to have a medical insurance plan that covers any medical expenses in Greece. In case of illness or injury, the Host will make reasonable efforts to secure professional medical assistance as quickly as possible. If the Guest or any member of their party has a serious chronic condition (including severe allergies), the Guest is obliged to inform the Host in advance. Guests should also bring an adequate supply of any medications they regularly use, as such medications may be difficult to obtain locally. Guests with allergies to bees or wasps—common in Greece during the summer—must inform the Host and bring appropriate antidotes or emergency treatment.
The Guest acknowledges that Rivazzurra’s insurance may not cover certain incidents and therefore understands that Rivazzurra Luxury Villa and the Host assume no responsibility for accidents, injuries, death, or losses of any kind, including any consequential damages arising from the Rental or use of the facilities. This includes loss or damage to personal belongings, vehicles, or valuables due to fire, theft, vandalism, rain, water, criminal or negligent acts of third parties, or any other cause affecting the Guest or their invitees. By confirming a reservation and accepting this Policy, the Guest agrees to waive any future legal claim against Rivazzurra Luxury Villa and the Host in relation to such events.
The swimming pool is to be used with care and strictly for leisure purposes. The Guest assumes full responsibility for any use in or around the swimming pool. In the event of an accident, injury, or death related to pool use, the Guest waives any future claim against Rivazzurra Luxury Villa and the Host. UNDER NO CIRCUMSTANCES SHOULD CHILDREN BE LEFT UNATTENDED IN OR AROUND THE SWIMMING POOL.
The Host places great importance on Guest safety and will take all reasonable and humane measures to help safeguard Guests and to warn and protect them from potential hazards. However, the Host and Rivazzurra Luxury Villa cannot, in any case, accept responsibility for accidents, Acts of God, or any other incidents that may result in loss, illness, injury, death, or any other personal or material damage affecting one or more Guests during their stay at the Villa.
Rivazzurra Luxury Villa recommends that Guests obtain adequate insurance coverage prior to arrival to protect themselves, their invitees, and their personal property from any loss or damage.
Valuables
Although the staff is considered reliable and the area is generally safe, all valuables left at the Accommodation are left entirely at the Guest’s own risk.
Rivazzurra Luxury Villa cannot be held responsible for any loss or damage to personal belongings. Where available, Guests are advised to use any burglar alarm systems and safes provided. Guests must also ensure that all doors and windows are properly closed and locked when leaving the Accommodation.
If theft or damage occurs as a result of Guest negligence, the Host reserves the right to seek compensation from the Guest. If the Guest decides to leave the Property because of a burglary, no refund will be provided
Rental Rates
Unless explicitly agreed otherwise with the Host, event hosting, food supplies, drinks, bottled water, and any other supplies are not included in the rental price.
Events Hosting
The Villa is rented exclusively for residential use by the registered Guests indicated in the reservation, for the specified rental period, and for no other purpose, unless otherwise agreed in advance with the Host.
Events—such as weddings, receptions, parties, loud gatherings, or any other type of function where more people are present than the maximum permitted occupancy—are not allowed at the Villa without prior written notice from the Guest and prior written approval from the Host.
If a Guest wishes to host an event or party during their stay, they must inform the Host well in advance.
If the Guest is found to have hosted an Event without the Host’s prior consent, the Guest may be required to pay additional fees, which may include Event usage fees based on the number of attendees, as well as forfeiture of the entire breakage security deposit.
If an event is approved and held at the Villa, the following additional policies apply:
- The Host will charge the Guest additional usage fees for using the Villa as an event venue.
- If event invitees are allowed to gather at the Villa on other days during the stay (outside the main event covered by usage fees), an extra daily charge will apply based on the number of persons visiting.
- In accordance with Greek law, loud music after midnight is strictly prohibited.
- The Guest and their invitees must behave in a considerate manner, respect the neighborhood, and avoid disturbing nearby residents.
- At least one person designated by the Host will be present during the event to help ensure the safety and security of all attendees.
- If fireworks or any other fire‑risk products are to be used, the Guest must notify the Host in advance so that the necessary permits can be obtained from the local authorities and so that safe placement and use can be arranged according to the prevailing weather conditions.
Complaints
Rivazzurra Luxury Villa is maintained to high standards. If you experience any difficulties during your stay, the Host will use reasonable efforts to assist you and resolve the issue as quickly as possible.
If you wish to report a problem, you should contact the Host without delay.
Only complaints raised during the stay will be considered. Any issues reported after departure will not be taken into account.
The Host cannot be held responsible for noise or disturbances originating outside the boundaries of the Property or for any disruption beyond the Host’s control.
Disputes
Any disputes that cannot be resolved amicably with the Host may be referred to the police or pursued through legal proceedings.
In the event of any dispute, the parties agree that it will be governed and resolved in accordance with Greek law.
Policy Amendments – Notification of Changes
Rivazzurra Luxury Villa reserves the right to modify or update this Accommodation Policy at any time, without prior notice. Any changes to the Policy become effective immediately upon being posted on the Website.
Guests are encouraged to check the Website periodically for updates.
Rivazzurra Luxury Villa may also inform Guests of changes to the Accommodation Policy by email. To ensure receipt of such notifications, Guests should add info@rivazzurra.gr to their email safe sender list.

Final Provisions
A violation of any Property policies by the Guest may result in immediate termination of the rental agreement, refusal of accommodation, and removal of the Guest from the Property. In such cases, the Guest will be required to pay the total amount for the originally reserved stay, even if the actual stay is shorter.
The Host reserves the right to terminate the rental agreement immediately, with or without reimbursement, if complaints are received from third parties or if there is evidence that the Guest has violated Greek law.
By accepting this Accommodation Policy, the Guest confirms that they have entered Greece legally and hold the necessary documents to prove this if requested by the authorities. If this is not the case, the rental agreement is immediately cancelled and all payments are forfeited in full.
The Guest also agrees that personal data provided (such as full name, country of origin, and email address) may be retained by Rivazzurra Luxury Villa for communication purposes, subject to all terms and conditions set out in the Rivazzurra Luxury Villa Privacy Policy.
This Accommodation Policy is consistent with the customs and practices of the tourism industry. Rivazzurra Luxury Villa reserves the right to change, modify, or discontinue services, rates, and policies without prior notice.
By making a reservation, the Guest fully and unconditionally accepts all terms and conditions of this Accommodation Policy, including any subsequent updates.
